Dalian Wanda Commercial Properties, one of China’s largest property companies, has filed to list on the Hong Kong stock exchange in what could be one of the city’s largest deals in recent years.

中國最大的房地產公司之一——大連萬達商業地產股份有限公司(Dalian Wanda Commercial Properties,以下簡稱萬達商業地產)已申請在香港交易所上市,這可能是香港近幾年規模最大的首次公開發行(IPO)之一。

Wanda Commercial, a subsidiary of the Wanda Group controlled by billionaire Wang Jianlin, did not give any details on the size of its proposed float in its prospectus, filed late yesterday, but those familiar with the plans have suggested a rough figure of $2bn-$3bn.

The largest initial public offering in the city so far this year was the $3.1bn spinout of Hong Kong Electric by Li Ka-shing’s Cheung Kong Group in January.

Wanda is China’s largest commercial developer by sales and the owner of AMC, the US’s biggest cinema chain. It recently secured a foothold in the heart of Los Angeles, by spending $1.2bn for a plot on Wilshire Boulevard in the Beverly Hills area. The company plans a mixed use development on the site, which overlooks the Beverly Hills golf course, and hopes it will become a hub for Chinese companies looking to work with the US film industry.

Dalian-based Wanda also has assets in London and Madrid, and developments in the works in Chicago and Australia’s Surfer’s Paradise, it said in its filing. The parent group’s other businesses include department stores, karaoke centres, film production and theme parks.

Wanda Commercial’s assets include 89 shopping centres and 48 hotels across China and it is continuing to expand rapidly. The company plans to use the proceeds from the IPO to finance a further 10 development projects within China.

The company made a net profit of Rmb4.9bn ($797m) in the first half of the year, down from Rmb10.1bn in the same period last year.
