中國領銜美國商業房地產外商投資

It's not just that house in a leafy US subdivision that interests Chinese investors - they may also be intrigued by a storefront in a shopping center, according to new report.

一份最新報告稱,中國投資者感興趣的不只是綠樹成蔭的美國住宅區的房屋,可能還有購物中心的店面。

China was the top country of origin in both the buying and selling of US commercial real estate last year, according to the 2017 Commercial Real Estate InterNational Business Trends report, which was released last Tuesday by the National Association of Realtors (NAR).

美國全國房地產經紀人協會上週二發佈的《2017年商業地產國際交易趨勢》報告顯示,去年,中國是美國商業地產的買家和賣家的最大來源國。

The top countries of origin for buyers were China (17%), Mexico (14%) and the UK and Venezuela (both at 7%), while sellers were typically from China (17%) or Brazil, Canada, France and Mexico (all at 10%).

美國商業地產買家的最大來源國是中國(17%)、墨西哥(14%)和英國及委內瑞拉(均佔7%);賣家則通常來自中國(17%)或巴西、加拿大、法國及墨西哥(均佔10%)。

"For many global investors - including Chinese buyers - US real estate markets offer portfolio diversification, along with safety of capital and solid yields," said George Ratiu, NAR's director of quantitative and commercial research and the author of the report.

"While top-tier cities like New York, San Francisco and Los Angeles have been attracting investment for a long time, with a shortage of inventory in those markets, many investors have found favorable conditions in mid-tier and small-cap markets."

In an expanding economy like the US, demand for commercial space increases, which helps to attract Chinese and other foreign buyers, he said.
